Additional Terms

Keep the pool area and the area around the house tidy and maintained.

Water the plants and grass around the house in the early morning and late afternoon.

You are responsible for removing your own rubbish immediately.

Moving any furniture needs the owner's approval.

Stay at your own risk. Berry Springs Farmstay is a rural property with animals, tools, uneven ground, and a swimming pool; by visiting or staying here, you accept these inherent risks.

We are not responsible or liable for any injury, illness, loss, theft, or damage to persons or property arising from your visit.

Please follow all safety instructions, use facilities responsibly, and keep children under active adult supervision at all times.

🐾 Pet Sitter Agreement Terms

Purpose of Stay / Pet Sitter Role
This arrangement provides a temporary living opportunity on a private rural property in Berry Springs (NT). The occupant assists with daily animal care, gardening, or light maintenance as part of normal rural living. It is a non-commercial, lifestyle-based arrangement that allows caretakers to reside on-site while contributing to the property’s upkeep. No wages, employment, or formal volunteer relationship is created.

License to Reside
The occupant holds a temporary license to reside, not a tenancy. This does not create rights under the Northern Territory Residential Tenancies Act and is not a rental or accommodation contract. The owner may withdraw or cancel the license at any time if terms are breached or by mutual agreement.

Governing Law
This agreement is governed by the laws of the Northern Territory, Australia. Any matters arising are handled within that jurisdiction.

Berry Springs Farmstay is a private rural residence. “Farmstay” refers to a rural lifestyle, not commercial accommodation or a volunteer program.
