Additional Terms & Conditions

• The allocated area must be kept tidy, clean, and well maintained at all times.
• Plants and grass must be watered early in the morning or late afternoon only to minimise water loss.
• You are responsible for removing your own rubbish immediately and disposing of it correctly.
• No furniture may be moved and no materials may be used without prior approval from the owner.
• Preference is given to applicants who are self-sufficient in their own caravan or who are able to live in an energy-efficient and water-wise manner, in line with our off-grid and sustainable living principles.

Monitoring, Responsibility & Suitability Requirements

• Applicants are fully responsible for animal welfare and for their own actions on the property at all times.
• Animal welfare and property compliance checks may be carried out regularly, including in partnership with animal welfare organisations, particularly when the owner is away.
• Drug and alcohol compliance checks may be requested by the owner or an authorised agency where there are reasonable safety or welfare concerns.
• Applicants must be able to demonstrate a history of stability, and provide references related to animal care, property care, and previous tenancies or caretaking roles.

Assumption of Risk & Liability Disclaimer

Berry Springs Farmstay is a rural property with animals, tools, uneven ground, and a swimming pool. All visitors and guests stay at their own risk and acknowledge the inherent risks associated with a rural and off-grid environment.

By visiting or staying on the property, you accept full responsibility for your own safety and wellbeing.

Berry Springs Farmstay, its owner, and representatives accept no responsibility or liability for any injury, illness, loss, theft, or damage to persons or property arising from your stay or visit.

All guests must:

• Follow all safety instructions and property guidelines
• Use facilities and equipment responsibly and as intended
• Ensure children are under active adult supervision at all times
• Immediately notify the owner or caretaker of any hazards, damage, or incidents

Failure to comply with safety requirements may result in termination of the stay.

Self-Sustainable Living & Power Use

Berry Springs Farmstay is an off-grid rural property. Applicants must live energy-efficiently, water-wise, and minimise waste.

Preference is given to applicants who are self-sufficient in their own caravan, ideally using their own solar power. Any use of property power requires prior owner approval.

If approved, weekly power contributions apply (per caravan or per room):

• $50/week – basic daytime power use
• $100/week – higher power use (e.g. overnight air-conditioning) or room/studio/demountable accommodation

Power must be paid upfront on arrival and weekly each Monday. Power access may be restricted or disconnected if unpaid.

⚠️ Electrical Safety

• No power cables may be visible, loose, or on the ground.
• All electrical setups must be approved in writing by the owner.
• Temporary connections must be removed immediately after use.

🐾 Pet Sitter Agreement Terms

Purpose of Stay / Pet Sitter Role
This arrangement provides a temporary living opportunity on a private rural property in Berry Springs (NT). The occupant assists with daily animal care, gardening, or light maintenance as part of normal rural living. It is a non-commercial, lifestyle-based arrangement that allows caretakers to reside on-site while contributing to the property’s upkeep. No wages, employment, or formal volunteer relationship is created.

License to Reside
The occupant holds a temporary license to reside, not a tenancy. This does not create rights under the Northern Territory Residential Tenancies Act and is not a rental or accommodation contract. The owner may withdraw or cancel the license at any time if terms are breached or by mutual agreement.

Governing Law
This agreement is governed by the laws of the Northern Territory, Australia. Any matters arising are handled within that jurisdiction.

Berry Springs Farmstay is a private rural residence. “Farmstay” refers to a rural lifestyle, not commercial accommodation or a volunteer program.
