Water the plants and grass around the house in the early morning and late afternoon.

Moving any furniture needs the owner's approval.

Stay at your own risk. Berry Springs Farmstay is a rural property with animals, tools, uneven ground, and a swimming pool; by visiting or staying here, you accept these inherent risks.

We are not responsible or liable for any injury, illness, loss, theft, or damage to persons or property arising from your visit.

Please follow all safety instructions, use facilities responsibly, and keep children under active adult supervision at all times.

Caretaker Agreement Terms

Purpose of Stay / Caretaker Role Description

The purpose of this arrangement is to provide a temporary living opportunity on a private rural property in Berry Springs, Northern Territory.
The occupant agrees to assist with daily property care, gardening, maintenance, and/or animal care as part of normal rural living activities.

This is a non-commercial, lifestyle-based arrangement that allows caretakers or helpers to reside on the property while contributing to its upkeep.
No wages, employment relationship, or formal volunteer agreement are created by this arrangement.

License to Reside

The occupant acknowledges that this arrangement constitutes a temporary license to reside, not a tenancy.
This means it does not create any rights or obligations under the Northern Territory Residential Tenancies Act and is not a commercial accommodation or rental agreement.

The property owner retains the right to withdraw or cancel the license at any time if:

The occupant breaches agreed terms, or
Both parties mutually agree to end the arrangement.

Governing Law

This agreement shall be governed by and construed in accordance with the laws of the Northern Territory, Australia.
Any disputes or matters arising under this agreement shall be handled within the jurisdiction of the Northern Territory.
